What should you ask before hiring a Chicago listing agent?

Ask who will lead the pricing discussion, coordinate preparation, communicate feedback and negotiate the offer. Then review comparable closed sales for your property type and location. A team’s total production provides context; the most useful comparison is the work relevant to your home.

Use these questions when comparing listing proposals. A list of marketing channels is useful, but it should connect to decisions about your home, your budget and your next move.

Which homes support the asking price?
Ask for the addresses, sale dates, property differences and current competing listings behind the pricing opinion. Keep closed-sale evidence separate from asking prices and broad market averages.
What should be done before photography?
Agree on the preparation scope, quotes, who approves each expense and the date the home will be ready. Separate essential repairs from optional presentation choices.
Who will communicate, and when?
Identify the person handling your pricing discussion, showing feedback and offer conversations. Set a review date and agree on what information you will receive before deciding whether the plan needs to change.
How does this sale fit the next purchase?
Write down your target move date, the funds needed for the next home and any temporary-housing option. Bring lender-confirmed financing choices into the timeline before relying on sale proceeds.

Step-by-Step Approach

  • Consult

    Our team will conduct an initial home walk-through with you. During the walk-through, we will provide recommendations on repairs, staging, decluttering, etc. We want to make sure we are putting our best foot forward on the day we list. We maintain a list of preferred contractors, vendors, handymen and stagers.

  • Pricing

    In today’s market, it’s important to price effectively. After viewing your property, we will pull together a property-specific pricing opinion based on a comprehensive market analysis and evaluation of current economic factors.

    The pricing discussion considers current competition, market activity, property features and condition, location, and the timing of a sale. We use that same property-specific context when preparing for an offer discussion.

  • Video

    Video can show how rooms connect and give buyers a sense of the property and its surroundings. Discuss the video plan and deliverables for your listing with us. Our listing video program includes:

    • •A full-length property video with highlights of the home, amenities and neighborhood or suburb
    • •A social media-friendly clip that can be shared on Facebook, Instagram and other sites
    • •A Zillow walk-through video
    • •Additional exposure through @properties’ listing detail pages, video library, YouTube channel, social media accounts and syndication websites

    All videos are produced and edited in-house by @properties’ videography department to cater specifically to the clients we serve.

  • Photos

    Professional photography helps buyers evaluate a property before a showing. We discuss the appropriate photography plan and deliverables for each listing.

    After your home has been prepared for market, JProctor Group will coordinate and attend a photo shoot with our preferred photographers. These high-resolution photos will be used in all property-specific print and online marketing to best showcase your home.

  • Digital

    Digital presentation gives prospective buyers a way to review listing information before they request a showing. The right mix of channels depends on the property and the marketing plan.

    The marketing plan can include broker outreach, property materials, digital distribution, and other channels appropriate to the listing. Before launch, agree on the channels, timing, and how feedback will be shared.

    Marketing activity can create opportunities for buyers to evaluate a listing, but timing, price, condition, and the terms of an offer all affect the result. No marketing channel guarantees a sale price or timeline.

Price-band evidence helps frame the competition

In the report-defined single-family luxury market, August sales divided by inventory were 95.5% from $850,000 to under $1.9 million, compared with 25.9% at $2.9 million and above. A broad seller-market label can conceal that difference. Use the appropriate property comparisons when discussing an asking price.
