Redfin’s historical all-residential archive showed 2.8 months of supply in Cook County and 2.6 in both DuPage and Lake Counties. Year-over-year inventory moved in different directions: -8.26% in Cook, +2.19% in DuPage, and -2.42% in Lake. These broad county figures are not a current neighborhood or suburb report.

City and regional inventory moved at different rates

Chicago city inventory fell 23.3% year over year in August 2026. The derived remainder of the nine-county metro fell 5.9%. That regional remainder combines many markets, so it cannot stand in for a Lincoln Park, Elmhurst, or other local report.
